The Process

The general procedures from sale to settlement

1. Order a title report on the property
2. Order a house location survey
3. Conduct a legal review of the title report and survey
4. Contact your lender regarding the particulars of your loan
5. Prepare a title insurance binder, informing your lender of the insurability of the property
6. Remain in close contact with your lender to arrange for a closing date and time, to obtain preliminary figures on your loan, and to obtain the loan papers for your loan
7. Prepare the settlement statement and deed of conveyance from the seller to you
8. Conduct settlement
9. Disburse funds after settlement
10. Record the deed of conveyance as well as your loan documents
